What the mortgage covers

The form asks for the property, the borrower, the lender, the date the mortgage is signed, the loan amount, the yearly interest rate and the date the loan must be paid off in full, plus optional terms: the monthly payment, the days late before default (30 if left blank), extra conditions, and whether this is the only mortgage on the property.

Outside New York City the form also asks the property class and the lender type, so the mortgage recording tax can be worked out exactly. Run the number first with our New York mortgage tax calculator.

Who signs

Every borrower signs in front of a notary. The lender does not sign.

New York City property? Our closing desk prepares the mortgage for you, start to finish.

How it works

  1. Create it online. Answer plain-English questions and the mortgage is drafted for you.
  2. Sign in front of a notary. Everyone named as a signer signs in ink; the signing guide in your package marks every place to sign.
  3. Send it for recording. Every recordable document carries its own way straight into recording. Scan it to one PDF (300 dpi, up to 50 MB) and upload it.
  4. We review and file it. Our office checks the scan by hand within one business day of payment, files it with the county and emails you the recorded copy.
