Frequently asked
What does the fix and flip calculator ask for?
Six sections: the deal (purchase price, ARV, project months); purchase closing costs (title, attorney, recording, buyer transfer tax, inspection and appraisal, other); financing (percent of purchase and of construction financed, rate, points, lender fees); rehab (budget, contingency, permits); monthly holding costs; and selling costs (commission, seller closing, concessions, staging).
What results does it show?
Loan amount, down payment, total finance cost, total construction, total holding, selling costs, total cost, net profit, cash in, ROI, annualized ROI, profit margin, break-even sale price and the 70% rule check.
How does it apply the 70% rule?
It takes 70% of the ARV minus total construction as the maximum purchase price, and flags the deal as below 70% (good deal) or above 70% (tight deal).
How is interest calculated?
As interest-only on the total loan for the project months: loan × rate × months ÷ 12, plus points and flat lender fees.
Can I keep the numbers?
Yes. Download the deal as an Excel file or email the summary.
